I’m a licensed Florida real estate agent in Orlando, and I run Fresh Docket. Every business morning I read the Orange County Comptroller’s official records and send out that day’s lis pendens filings.
A lis pendens is the first public record that a homeowner has been sued to take the house — usually by the lender, often by the HOA. It is filed months before a sale date exists, and it is public the day it lands.
So that is what I read. I go through the Orange County Comptroller’s official records, pull the new lis pendens filings, match each one back to the property it belongs to, and check who the county says owns it and whether they live there. What comes out is a short list of houses whose owners were served recently and almost certainly have not been called yet.
I don’t buy a feed from anyone. There is no national database in the middle of this. It is the county’s own record, read the morning after it is filed, by me.
I kept watching investors pay for lead lists that had already been sold to everyone else in the same market. By the time a name reaches you that way, it has been worked for weeks.
So Fresh Docket sells one county to one buyer. When Orange County is taken, it is taken. That caps what this can ever earn, on purpose — I’d rather have one customer who stays than forty who quit by spring.
